Hi, My name is
Scott Lambert.
I need your
help.
I’ve got buyers who
need a house... actually; I have 73
buyers who need a
house.
Here's the
story... I'm a real estate investor
and I advertise to
find people who want to lease option my
houses.
Well... my marketing worked amazingly well and
I ended up with a lot more buyers than I have houses to
sell. So... I ‘m looking for a
way to help these people find a home and to make a
little money on all the work I've done to find them and
qualify them... so I started calling on people you who
want to sell their homes.
My buyers
want to live in the Calgary
area, and
currently don’t qualify for a mortgage. That means they
would be leasing the property for a period of time while
I get them into a position to qualify with the
banks.
They can
afford the monthly payment and will qualify for their
own mortgage within 2 years, some will qualify in
less time. We have every one of them speak to a
mortgage broker before we do any paperwork... I will
put in writing exactly how long it will take them to
qualify and pay you out.
These buyers
will also give you full market value for your house
and full market rent during the lease period…
sometimes a little bit more.
In addition to
that, they tend to take much better care of the
property than a renter because they see it as their
home. My agreements make them responsible for all
the repairs. So if the furnace goes out, they
have to fix, if the hot water tank needs to be
replaced, they have to replace it. If the toilet
stops up, they don’t call you in the middle of the
night. They take care of it. I take away all of the
land lording type headaches.
By the way,
you don’t pay me any fees. I'm paid by the
buyer.
As far as
price goes...It doesn’t really matter to me how much
you want for it. However, if you want much over
market value, I won’t be able to find an interested
buyer.
There’s no reason we
shouldn’t get you full market value for you house
or maybe a little more because the way we are selling
it. My buyers are very
motivated.
